I have spoken now to the owner of Gladiator House. Apparently the roof is in relatively good condition and they have always kept it repaired and maintained. But they estimate that in about 5 years or so, depending on weather conditions, it might be time to put on a new roof or at least have it extensively repaired. But otherwise, it is certainly water and air tight at the moment.
